Who We Are

Rooted in Florida. Built for the Boardroom.

We are not consultants who parachute in with a template. We are Florida property professionals who have spent decades learning what makes commercial communities thrive and what causes them to quietly deteriorate.

Florida Property Review Group team in the field

Our Story

We Started Where Every Problem Starts: On the Property.

Florida Property Review Group was founded on a simple frustration: too many commercial property owners and HOA boards were receiving reports that told them what was wrong but not what to do about it. They were paying for paper, not guidance.

We built this firm to be different. Every engagement we take starts with a thorough, in-person property review. We walk the grounds, document conditions, and then sit down with the people who have to make decisions and help them understand what they are looking at and what to do next.

Over two decades, we have worked with HOA communities, commercial property owners, and developers across Florida. We have been in the room during budget season, during contractor disputes, during storm recovery, and during the quiet moments when a board is trying to figure out where to invest next. That experience is what we bring to every client.

Why Florida Only

Deep Local Knowledge Is Not Optional in This Business.

Florida commercial property is not like anywhere else. The soil conditions, the storm exposure, the irrigation demands, the specific pest and disease pressures on trees and turf, the contractor market, the HOA regulatory environment, the seasonal rhythms of maintenance work, all of it is specific to this region.

We do not serve clients outside of Florida because we believe that local depth is a competitive advantage for our clients. When we recommend a course of action, it is grounded in years of watching what works and what fails on properties just like yours, in the same climate, with the same challenges.

That specificity is what separates guidance from generic advice.

How We Operate

Four Principles That Drive Every Engagement

We Walk the Property

Every engagement starts on the ground. We do not issue guidance from a desk. We walk your site, document what we see, and build our recommendations from direct observation.

We Serve the Board

HOA boards and property owners deserve a trusted advisor in their corner. We translate complex property conditions into clear, actionable direction your board can act on with confidence.

We Earn the Long Game

Our clients do not hire us for a one-time report. They keep us because we help them build better communities over time. Our value compounds with every engagement.

Florida Is Our Home

We live and work in the same communities we serve. We know the soil, the climate, the contractors, and the challenges that are unique to commercial property in Florida.

Our Promise

"We do not sell reports. We sell what comes after the report."

Clarity. Direction. A plan your board can execute with confidence.

Our Role

We Are Not Here to Replace Anyone.

Florida Property Review Group is an independent property review and oversight service. We are not a landscape company, a property management company, or a vendor replacement service. We do not take over daily operations, manage contractors, or assume responsibility for any existing vendor relationships.

Our role is to support the board, the property manager, and the existing property team by providing another set of experienced, independent eyes on the property. We review conditions, document concerns with photos, organize priorities, and help explain what may need attention — so the people responsible for the property have better information to work with.

We work alongside your existing vendors, not against them. Our goal is to improve communication, accountability, and planning — giving your landscape contractor, property manager, and board a clearer picture of where the property stands and what should happen next.

Independent

We have no financial relationship with your contractors or vendors.

Supportive

We help your existing team perform better, not replace them.

Accountable

Every finding is documented with photos and organized by priority.
